New Construction Fire Sprinkler Systems
Design, permit submission, and installation for new single-family homes and infill builds. Rain City works directly with builders and general contractors from the design phase, so the sprinkler system is ready alongside the rest of the permit set instead of holding it up.
CPVC pipe and concealed pendant heads are run through heated space and lined up with the lighting plan, then tested and signed off at final inspection. This is the work behind the repeat relationships with builders across Bellevue and Seattle, including Homes by Sal Cohen.
Multi-Family & Townhome Systems
Full 13R design and installation for townhome rows and small multi-family projects. Plans get submitted as a coordinated set across units and scheduled alongside the build, from permit to final inspection.
The same specialist who draws the plans is the one on site running pipe, which keeps the whole row consistent instead of handing different units to different crews.
Remodels, Additions & ADU Retrofits
Adding a bedroom, converting a crawlspace, building an ADU. If it touches an existing system, it gets extended to code without tearing out ceilings that don't need to come down.
Not every job is a full system. Relocating or adding a single head to accommodate a renovation, like moving a head that lands wrong in a remodeled garage, is common work too.
Repair & Leak Service
Leaking riser, tripped head, freeze damage, an alarm that won't stop triggering. Diagnosed straight, quoted straight, fixed right the first time, including on systems Rain City didn't originally install.
That last part matters more than it sounds. Homeowners who inherit a system from a previous owner with no documentation are common customers, not an inconvenience.
Home Hydrant Water Supply Systems
Not every property has enough municipal water pressure or volume to meet residential fire sprinkler code on its own. When it doesn't, Rain City installs a Home Hydrant storage tank and pump system to make up the difference, so the sprinkler system still meets NFPA requirements.
